How to get More Space in Your Home


Do you need more space in your home? This sweet little (as in 900 sf) house needed a bit more space!

There were a few barriers for this project. 1) The second floor has a ceiling height of only 6’4″ and has a modest footprint. So, in order to get height for a second floor, we would need to take the existing roof off and would not gain a much for the cost. 2) The lot size is also modest so an addition would require a variance. 3) To top it off, the survey surfaced an issue with lot lines and my clients lost many feet of their property that was originally town conservation land.

So, we decided to go for the variance and do an addition off the side of the house that departed from the original small home. A barn style addition with garage and master suite above with vertical barn board and metal roof  is enough of a departure from the cape-style home to look complimentary. I always say, if an addition can’t blend beautifully with a home to improve curb appeal – then take a significant departure.

We have received the town variance, structural engineering is complete, the contractor is pricing the project and construction drawings are just about done. Construction should start by April 1!
